The Farnam Hotel

The Farnam Hotel is a new luxury hotel in downtown Omaha, Nebraska. The project was a 2,100 SF addition and 142,000 SF renovation within the Landmark building. Originally constructed in 1991, the important fixture stands 15 stories tall and is situated right between the Old Market and the Gene Leahy Mall. Inside the Landmark building, the hotel will not only cater to hotel guests, but tenants as well, as 50%+ of the building is designed for 175,000 SF office space.

There are 120 guestrooms in which 24 of them are large, high-end suites. Two floors are open to the public for meetings, banquets, office and entertainment spaces. Other spaces within the hotel include a high-end restaurant, signature bar with kitchen, new service elevator and six updated and modern existing public elevators. There was a full replacement and re-programming of all fire alarm devices and panels for all 16 floors. The building was tested under NFPA 4 and Marriott standards by 3rd party consultants and City Fire Marshal. This includes entire system integration testing for all life/safety systems. There was also  a full HVAC system renovation and replacement with central utility plant supply integration as well.
